With Kenya having a housing deficit of over 200,000 units annually within the low to medium income levels, SOLIAN has stepped in to develop quality and affordable housing units in and around urban and areas in Kenya with emphasis in the Coast region.
In response to the government of Kenya BIG 4 Agenda on affordable housing, we embarked to provide a decent housing unit at Kes.995,000 through the development of Mtwapa Pride Apartments at the heart of Mtwapa, Kilifi County. The project comprises of 80 STUDIO APARTMENTS which were fully sold within 3 months off-plan in early 2019. Actual construction started in March 2019 and are now ready for handover to the respective clients.
The handover ceremony will be on Saturday 31st October 2020 at site. Mtwapa Pride Apartments Phase 1 is a testimony that decent and affordable housing is achievable.
However, it has not been a smooth ride all through. The Off-plan concept of building has faced quite some challenged across the Kenyan property market landscape. One of the major negative impact results from mismanagement of customer deposits by developers entrusted with such developments.
Other factors are due to social-economic effects beyond the control of the developers. Also we have cases where developers have rushed to market their off-plan projects without proper project and market analysis which has led to such project stalling or not completely not taking off.
In all this scenarios, scores of Kenyans have lost their hand earned savings and bank loans through such cases and might never recover their investments.
Our project encountered initial customer hesitation due to all these factors but with proper structures and accurate market analysis, we were able to develop our Mtwapa Pride Apartments to completion. In addition to this, COVID-19 impact and cessation of movement proved a challenge for most would be home owners, property developers and the public in general. In the midst of all this, SOLIAN was able to adopt social distancing and health protocols to ensure this project is delivered within 18 months of commencement as promised to our clients.
We are committed to continue offering our clients affordable housing solutions. Plans are underway to launch Mtwapa Pride Apartments Phase Two based on the same off-plan model. Phase two is over 70% sold off-plan.
Our other ongoing project is Master-planned controlled mixed use development, MARIJANI VIPINGO BEACH ESTATE. It is modeled around the buy-build model that offers the clients flexibility to buy and develop as their own pace. Launched in April 2019, Marijani Vipingo Estate is now slowly taking shape with the show house construction having begun in SPETEMEBR 2020.
